Machinery and BMU

Building Maintenance Units (BMU)

Building Maintenance Units (BMU)

Building Maintenance Units (BMU) are specialized equipment used to access and maintain the exterior of tall and complex buildings. These machines can be fixed or mobile and come in a variety of shapes and sizes to meet different needs.

Types of BMU

There are two main types of BMU:

  • Fixed BMUs: These units are permanently mounted on the exterior of the building and are generally used for very tall or complex buildings. Fixed BMUs can be very large and complex and often include features such as lifting platforms, cranes, and rail systems.

  • Mobile BMUs: These units are smaller and more portable than fixed BMUs and can be moved as needed. Mobile BMUs are often used for smaller or less complex buildings, and may include features such as lifting platforms, articulated arms, and vacuum systems.

BMU Components

  • Work Platform: This is the platform where workers stand while performing maintenance on the building. The work platform is usually attached to an articulated arm or a rail system that allows it to move along the exterior of the building.

  • Lifting Mechanism: This is the system that raises and lowers the work platform. The lifting mechanism can be electric, hydraulic, or manual.

  • Safety System: This is the system that protects workers in case of an accident. The safety system generally includes harnesses, lifelines, and emergency stop systems.

BMU Applications

BMUs are used for a variety of applications, including:

  • Window Cleaning: They can be used to clean the windows on the exterior of tall buildings.

  • Inspection: BMUs can be used to inspect the exterior of buildings for damage or defects.

  • Maintenance: They perform maintenance tasks on the exterior of buildings, such as repairing cladding or replacing windows.

  • Construction: BMUs can be used to assist in the construction of tall buildings.

Benefits of Using BMU

BMUs offer a number of advantages over traditional methods of accessing tall buildings, including:

  • Safety: Very secure systems that provide workers with a safe platform to work from.

  • Efficiency: They can help workers complete their tasks more quickly and efficiently.

  • Cost-effectiveness: BMUs can help save money on labor and maintenance costs.

Risks of Using BMU

While BMUs are generally very safe systems, there are some risks associated with their use, including:

  • Falls: Workers may fall from the work platform if they are not properly secured.

  • Electrocution: Workers may suffer an electrical shock if they come into contact with energized electrical wires.

  • Caught-in or Caught-between Injuries: Workers may be injured by moving machinery.

Safety Precautions When Using BMU

It is important to take safety precautions when using BMUs to minimize risks, which include:

  • Training: Workers should receive proper training on how to use BMUs safely.

  • Personal Protective Equipment: Workers should wear appropriate personal protective equipment, such as harnesses and lifelines.

  • Inspections: BMUs should be regularly inspected to ensure they are in good operating condition.

BMUs are a valuable tool for accessing and maintaining buildings that are tall and complex. By understanding the different types of BMUs, their components, and applications, you can determine if a BMU is the right solution for your needs.
